Background

The Ascott Group are a hospitality company with more than 4,000 properties globally. Headquartered in Singapore, Ascott’s presence extends across more than 220 cities in over 40 countries in Asia Pacific, Central Asia, Europe, the Middle East, Africa, and the USA. Temple Bar Hotel is the only Irish Hotel in the group and an independent 4-star hotel located in Dublin. The hotel consists of 142 bedrooms, Toast restaurant, Buskers Bar and On The Ball night club.

SystemCore completed an energy audit report to provide a pathway for improving the sustainability of the building, reduce carbon footprint, and save utility costs. The Client subsequently decided to proceed with the energy upgrade measures outlined in the report.

Project Description

SystemCore were the design lead for all works including M&E design, quantity surveying, contract administration, procurement and  construction monitoring. The project was phased to align with capex budgets.

Phase 1; Upgrade of the Ventilation system serving both On The Ball, Buskers and Toast with heat recovery and heat pump powered AHUs that modulate to meet the occupancy of the building and to upgrade of the heating system with a state of the art Hybrid VRF heating and cooling  system with modern controls.

Phase 2; Upgrade of the entire water system, including the hot water heaters, the cold water tanks and booster pumps. SystemCore recalculated the size of the water storage tank by current  Uisce Eireann standards and greatly reduced the size of the tanks, thus improving water quality and reducing maintenance costs. The hot system was replaced with all electric hot water heat pumps that provide instantaneous hot water to the building thus reducing standing loses and also reducing the reliance on fossil fuels.

Grant Application; SystemCore completed a SEAI grant application for this project. We applied for the Community Energy Grant and completed all necessary calculations, pricing and documentation, thus ensuring that the maximum support was achieved and that the project was not delayed due to lack of information.

Outcome

SystemCore completed both phases and upgrades successfully on time and to budget, meeting client expectations and delivering energy grants to the value of over 20% of total project value.
